Septic system installation in Tampa

Permitted, designed for your lot, and sized for the house that's actually on it.

Two thousand gallons of precast concrete, set and leveled in one lift. There is no second chance at the depth.

A septic system gets installed for one of two reasons: there's nothing there yet, or what's there has reached the end. Either way it's permitted work, it's designed around the specific lot, and it gets inspected. This isn't a job where anybody should be digging on a handshake.

What decides what you can install

The system isn't chosen from a catalogue, it's derived from the site. What drives it:

  • Soil. How quickly the ground accepts water determines the size and type of field.
  • Seasonal high water table. In much of Hillsborough County this is the governing constraint, and it's why mounded systems are common here.
  • Lot size and shape, with required separation from wells, buildings, boundaries and surface water.
  • Bedroom count, which is how household load is calculated, not square footage or how many people live there today.
  • What's already on the lot. Driveways, pools, large trees and the old system all limit where a new field can go.

System types we install

TypeWhen it suitsNotes
Conventional gravityGood soil, enough separation above the water tableSimplest, fewest moving parts, lowest running cost
MoundedHigh water table or shallow suitable soilCommon in low lying parts of Hillsborough County
Pump assistedField sits higher than the tank, or is distantAdds a pump, floats and a panel to maintain
Aerobic treatment unitDifficult sites, smaller lots, stricter requirementsTreats to a higher standard, needs ongoing servicing

How the job runs

  1. Site evaluation. Soil and water table assessment that determines what the lot will take.
  2. Design and permit. The system is designed to the evaluation and the household size, then submitted. We handle this.
  3. Installation. Tank set, field built, distribution installed, everything positioned to the approved design.
  4. Inspection. The county inspects before anything is covered. This is not optional and not a formality.
  5. Backfill and restoration. Ground reinstated, with an honest conversation beforehand about what the yard will look like afterwards.
  6. Handover. Where everything is, what maintenance it needs, and when to book the first pump out.

What it costs and what moves the number

This is a large job and the range is genuinely wide, because the site drives it more than the house does. The main variables are the system type the soil and water table permit, the field size your bedroom count requires, how much fill the site needs, equipment access, and how much landscaping, paving or fencing has to come out and go back.

Financing is available, which is worth raising early rather than at the end, because it affects how people choose between options.

Replacing an old system in Tampa

Most of our installations are replacements rather than new builds, and replacements come with a wrinkle worth planning for: the new field usually can't go where the old one was. Failed fields have clogged soil, and that soil doesn't recover on a useful timescale. So the design question becomes where else on the lot a field can legally and practically sit, and that's the conversation that decides whether a job is straightforward or complicated.

It's also worth checking whether sewer is planned for your street. Hillsborough County runs a conversion programme targeting around 26,000 homes still on septic in the urbanised core, and if connection is coming, spending on a new field first is worth a careful think. We'll raise it if it looks relevant to your address.

Denis and Roland were a pleasure to work with. We had a detailed plan and restrictions we needed to work within for our project. They were able to complete everything that was asked of them, in a timely manner and at a great price! Definitely would recommend for your plumbing needs.

We had to replace our main water line on rather quick notice, which was no easy feat with a 300 plus stretch of various tree roots, sprinkler lines, and pool lines in the way. Tampa Bay Plumbers, Mike Benson and crew did a fantastic job of avoiding breaking all obstacles and laying a new line quickly and professionally.

Questions

Frequently asked questions

How is the size of a septic system decided?

Primarily by the number of bedrooms, which is the standard proxy for household load, combined with the soil conditions and water table on your lot. Square footage and current occupancy don't determine it.

Do I need a permit?

Yes. Installation and replacement are permitted and inspected work in Florida. The county inspects before the system is covered. We handle the permitting as part of the job.

Can the new drain field go where the old one was?

Usually not. A failed field has clogged soil that doesn't recover on a useful timescale, so the design normally has to find a new location on the lot. That's often the deciding factor in how complex a replacement becomes.

What is a mounded system and why might I need one?

A field built up above natural grade, used where the water table is too high or suitable soil is too shallow for a conventional field. They're common in low lying parts of Hillsborough County for exactly that reason.

How much of my yard will this affect?

More than most people expect, because equipment needs access and the field has real area. We'll walk the lot with you and be specific about what comes out and what goes back before you commit.

Is financing available?

Yes. Installation is one of the larger jobs a property owner takes on and we offer financing at that scale. Terms depend on the job and your circumstances, so ask when you call.
